San Elijo Hills Real Estate Market Report 11/23/2008
I have been wanting to publish this blog for sometime now and it appears that the time is here. In our inaugural post we will bring you current on year to date sales statistics and current listing inventory in San Elijo Hills to set a baseline of sorts for future posts. We should all be aware that real estate is local and the doom and gloom in the media is not always applicable to our situation. No matter if we are a buyer, seller, or homeowner interested in watching the market we have to look at the statistics that apply to our local area. It should be noted that the statistics used here are from the San Diego Multiple Listing Service and do not include real estate transactions that take place outside the MLS. San Elijo Hills currently has an inventory of 10.5 months for both attached and detached homes indicating that we are still in a strong buyers market here. The MLS currently lists 61 detached and 27 attached homes as active in San Elijo Hills with prices ranging from $269,000 - $989,000. There are 20 properties in a pending status 6 attached and 14 detached; we will keep our eye on those to see if they translate to closed sales. Year to date sales for attached homes is 49 units with an average of 74 days on market and detached sales stand at 96 units with an average of 62 days on market. The year to date median sales price for attached homes stands at $355,000 and detached homes stand $615,000. That brings us current on the San Elijo Hills market; future posts will provide updated market info with closed sales by address and sales price so we can keep tabs on neighborhood prices.
